Joint Administrators Joph Young and Conrad Beighton of Leonard Curtis appointed Watling Real Estate and Edwards Property Consultants to market the former Adam Carpets site in Kidderminster, with a sale recently completing for £4 million.
Oldbury-based Bhandal Properties Ltd has acquired the freehold industrial site from the Joint Administrators as an investment, adding it to their expanding portfolio.
Adam Carpets fell into administration in March 2025 as a result of adverse trading conditions within the retail sector, rising gas and electricity prices, and forthcoming increases in National Insurance contributions.
The business was an established family-run company involved in the manufacture, storage, and distribution of high-quality carpets and had operated from the site since the 1920s.
The property occupies a 6.6-acre site in Kidderminster and benefits from dual access off the A456 Birmingham Road and Hurcott Road.
Joph Young commented: “This was a substantial site and it was critical to ensure we maximized the exposure to the open market. The outcome achieved provides a significant return to the estate for the benefit of the creditors.”
Toby O’Sullivan, director in the Birmingham office of Watling Real Estate, said: “Industrial sites of this size, in this location, rarely come to market. We maintain an extensive list of active buyers for these types of properties and as a result, we were able to generate significant interest, resulting in competitive bidding for the site.”
Philip Parkinson of HCR Legal LLP in Worcester acted for the Joint Administrators and Ifzal Akhtar of Davisons Law in Birmingham acted on behalf of Bhandal Properties Ltd.
